WXLLSPACE sourced artist Muta Vision, managed a structured concept revision cycle tied to Mill Creek's design team, coordinated material logistics and on-site construction access, and placed an Art Director on site for installation. The result is a 430 SQFT commissioned botanical mural spanning the garage main wall and a side wall wrap, completed in November 2024 as the first WXLLSPACE installation for Mill Creek Residential.

Challenge
Mill Creek Residential’s design team at Modera Academical Village had a precise standard for how the garage space should look and feel. The mural needed to function as a design element, not just a decorative addition, integrating with the building’s interior color palette, accommodating long-term maintenance requirements, and aligning with the aesthetic expectations of a multifamily development with a defined brand standard.

Muta Vision
Muta Vision is a Miami-based Latino-American muralist known for blending organic forms, fluid compositions, and controlled color palettes into large-scale public works. This piece explores the quiet tension between structure and nature, using botanical forms as a language to express movement, growth, and transformation. I approached the composition as a series of layered gestures, allowing each leaf and form to feel both intentional and fluid, almost as if they are unfolding in real time across the surface. The color palette is deliberate. Warm gradients intersect with deep greens to create contrast between energy and stillness, echoing the rhythm found in natural systems. Rather than depicting plants literally, I abstracted them into sculptural elements, pushing them toward something more atmospheric and dimensional. Ultimately, the work is about presence. It is meant to soften the built environment while still holding visual weight, creating a moment where architecture and nature meet, not in opposition, but in balance.

Target install start was November 13, 2024. A spray paint distribution delay of four to five days from Seattle required WXLLSPACE to redirect the production sequence, using the delay window for wall preparation and buffing. Final design approval was confirmed by Kristen Bettis on November 8, 2024.
Brand and Design Requirements
Mill Creek Residential specified exact Sherwin Williams color codes for both the botanical mural and the wainscoting band: SW9006, SW6059, SW6614, and SW 6192 “Coastal Plain” for the horizontal wainscoting. Design approval required sign-off from the development’s internal design manager before production could begin.
Maintenance and Functional Requirements
A 27-inch horizontal wainscoting band was required along the full base of the wall to facilitate easier touch-ups near the floor over the asset’s operational life. Placement was measured and confirmed by the artist on site to exact specification.
Surface Preparation
The stucco surface was smoothed by the construction team prior to installation. Two doors within the mural coverage area required sanding and priming by the construction team before the artist’s arrival.
Safety and Site Access
All site visits required hard hats. Access was coordinated through Victor Alvarez on the construction team. A formal site visit was conducted on November 5, 2024, to confirm final dimensions and resolve a signage overlap issue before the install window opened.

Kristen Bettis, Design Manager, selected Muta Vision over an alternative candidate based on his botanical and flora style, as well as his alignment with the development’s requirement for a local Florida artist with a refined, high-end aesthetic.
Concept Development and Revision
Muta Vision developed initial concepts for the botanical composition. Following design team review, the initial mockup was revised to address leaf elements that appeared yellowed. The updated concept incorporated greener, more vibrant botanical elements and confirmed the wainscoting color match to Sherwin Williams SW 6192 “Coastal Plain.” Kristen Bettis confirmed final design approval on November 8, 2024.
Stakeholder and Compliance Coordination
WXLLSPACE managed project documentation through Mill Creek Residential’s risk and accounts payable departments, including an updated W9 and a segmented payment schedule structured around project milestones.
Site Visit and Dimension Confirmation — November 5, 2024
WXLLSPACE conducted a formal site visit at 3440 SW 76 Terrace, Davie, FL to confirm wall dimensions, resolve a signage overlap issue, and assess surface conditions across both the main wall (approximately 39’-8” wide by 8’-0” high) and the side wall wrap (approximately 13’-9” wide by 8’-0” high). Total confirmed scope: 430 SQFT.
Material Logistics and Pre-Install Coordination
Spray paint procurement was coordinated through distributor channels from Seattle. A four-to-five-day shipping delay required WXLLSPACE to restructure the pre-install sequence. The delay window was used to coordinate wall buffing and surface preparation with the artist, maintaining forward progress ahead of the confirmed install start.

Muta Vision led the installation with WXLLSPACE Art Director Jill Weisberg on site. Daily coordination ran through Gabriella Bourdon, Development Associate at Mill Creek Residential. Working hours were coordinated within 9 AM to 3 PM site access windows. Application methods included spray paint and airless sprayers. Wainscoting was measured and positioned at exactly 27 inches from the ground per the artist’s direction.
