Alain Castoriano for Old Cutler Village

Project Specs
Colors Used
Old Cutler Village is a new multifamily residential development in the Old Cutler neighborhood of Miami, FL, developed by Pinnacle Housing. The development team identified the exterior front façade as an opportunity to create a public art anchor for the property, with a goal of enriching the surrounding community while adding lasting value to the development.
WXLLSPACE was engaged to manage the full commissioning process. The developer had already selected Alain Castoriano as the original artist. WXLLSPACE sourced Abstrk, a professional mural artist from the WXLLSPACE network, to execute the fabrication on-site. The result is a 2,465 SQFT abstract mural on a 43-foot stucco facade, completed in 22 days and finished with a UV-protective clear coat rated for South Florida exterior conditions.

Challenge
The project introduced two types of complexity that required active management throughout the install: site access logistics driven by the landscaping and hardscaping conditions around the building perimeter, and a dual-artist model in which the on-site fabricator executed original artwork created by a separate artist.
Key challenges on this project included:
- Lift staging on uneven terrain. Articulating boom lifts require flat, stable ground to operate safely. The initial staging area in the parking lot was identified as uneven only after the lift was delivered on day one, causing the equipment to stall. WXLLSPACE relocated the lift to a level section of the parking lot, which required closing off that portion of the lot for the duration of the install.
- A split artist-fabricator model. Alain Castoriano provided the original artwork concept and color specifications. Abstrk executed the mural on-site. Coordinating design intent, color accuracy, and final product approval across two artists added a layer of stakeholder management not present in a standard single-artist commission.
- Color adjustment mid-production. After fabrication began, adjustments to specific colors were required to bring the on-site work into alignment with the original artist's approval standards. WXLLSPACE coordinated the revision process and secured sign-off before continuing production.
- South Florida rain exposure. The project experienced rain during the install window. Active rain pauses are standard practice to protect paint adhesion. The project completed within the contracted schedule despite weather interruptions.

Constraints
The following constraints shaped the production plan and daily coordination approach for this installation.
- Access. Portions of the parking lot were closed to provide a level staging platform for the 80-foot articulating boom lift. This was not anticipated at project intake and was identified and resolved on day one of installation.
- Brand and legal. The original artwork required final product approval from Alain Castoriano before the project could close. Color adjustments were made during production to satisfy this requirement. Future projects using a split artist-fabricator model will involve the original artist in color code specification at the concept stage to reduce mid-production revision risk.
- Weather. Rain was present during the install window but did not delay project completion.
- Permits. No city permit was required for this installation. The compliance package included a Certificate of Insurance, W9, and aerial lift certification from the fabricator.
Original Artwork: Alain Castoriano
Alain Castoriano was selected by Pinnacle Housing prior to WXLLSPACE's engagement on the project. Castoriano provided the original abstract composition and served as the approving authority on the final fabricated product. His involvement in the color specification and final sign-off process was central to the project closeout sequence.
On-Site Fabrication: Abstrk
Abstrk was sourced by WXLLSPACE from the WXLLSPACE artist network to execute the on-site fabrication. Abstrk served as the sole on-site artist across the 22-day install, working under daily oversight from WXLLSPACE's production manager. Mid-project color adjustments were coordinated between Abstrk, Castoriano, and the WXLLSPACE team before production resumed.
The WXLLSPACE Process
WXLLSPACE managed every phase of this commission as Pinnacle Housing's end-to-end partner, from scope intake through project closeout.
Scope intake and site review
The client provided site specifications including square footage, wall dimensions, and budget parameters. WXLLSPACE used this input to develop a budget proposal for ownership review and approval before any production activity began.
Artist sourcing
The original artist, Alain Castoriano, was selected by the developer prior to WXLLSPACE's engagement. WXLLSPACE sourced the on-site fabricator, Abstrk, from its artist network based on skill set, scale experience, and availability for the project window.
Concept development and approval
Castoriano provided three concept options for ownership review. The development team selected the final direction. Concept approval from ownership was confirmed before production began.
Compliance and documentation
No city permit was required for this installation. The fabricator provided a W9, Certificate of Insurance, and aerial lift certification. Stakeholder approval of the final design was secured before on-site work commenced.
Production planning and daily coordination
WXLLSPACE's production manager coordinated the fabricator's production schedule, aerial equipment rental delivery from Equipment Share, material procurement, and clear coat application. On-site staff supported the start of production by coordinating building access, bathroom facilities, power sources, water sources, and material storage.
The production manager maintained daily project updates with the fabricator throughout the 22-day install window to monitor progress and address field conditions as they arose.
Stakeholder checkpoints
- Developer selected original artist (Alain Castoriano) prior to WXLLSPACE engagement.
- WXLLSPACE conducted scope intake and developed a budget proposal for ownership.
- Castoriano provided three concept directions. Ownership selected final composition.
- WXLLSPACE sourced fabricator (Abstrk) from artist network and confirmed availability.
- Fabricator provided W9, COI, and lift certification. No permit required.
- Installation commenced October 6, 2025. Daily production updates maintained.
- Lift relocation to level staging area coordinated on day one after initial stall.
- Mid-production color adjustments made and approved by Castoriano before production resumed.
- Sher Clear 1k UV clear coat applied upon mural completion.
- Closeout email with final photography delivered to stakeholder. Ownership approved final product.
Install Details
Abstrk served as the sole on-site artist across the full installation window. Daily working hours ran from 8:00 AM to 6:00 PM. Access was provided by an 80-foot articulating boom lift sourced through Equipment Share.
On day one, the initial parking lot staging area was identified as uneven, causing the lift to stall. The WXLLSPACE team coordinated relocation to a level section of the lot, closing that area to parking traffic for the remainder of the install. This adjustment was made the same day without disrupting the production schedule.
Rain was present during portions of the install window. Paint application was paused during active rain and resumed when conditions allowed. The project completed within the contracted 22-day schedule.
Upon completion, Sherwin-Williams Sher Clear 1k Waterborne Acrylic UV Clear Coat was applied across the full mural surface. The UV-resistant formula is specified for exterior South Florida conditions, providing protection against sun, moisture, and salt air.
Closeout documentation was delivered to the client via a closeout email with attached final photography of the completed mural.
