WXLLSPACE connected Millcreek Residential with Denver-based mural artist Jason T. Graves to deliver a city-identity exterior mural on the facade of Modera Westside Trail, a multifamily residential development in Atlanta, Georgia. The installation ran from July 6 through July 13, 2025, completing in 7 days. The mural features a hawk silhouette representing Atlanta's local sports teams and university culture, giving the building an immediate and recognizable connection to the city. WXLLSPACE managed the full commission, from artist sourcing and rendering review through compliance, lift logistics, an added garage scope element, and final closeout.

The Space

Challenge

Millcreek Residential wanted a tasteful piece that gave a visible nod to Atlanta. The building's exterior facade was the designated surface, and the goal was clear: create something that brings identity to the development and draws attention to it within the city's competitive multifamily market.

What required active management:

  • Construction delays pushed the project from its original schedule into summer, compressing the available window and introducing peak-heat risk for an outdoor installation
  • The property had a hard lease-up deadline of September 2025, leaving no margin for further slippage
  • The initially ordered lift was the wrong size for the site, requiring a same-day equipment swap on the first day of production
  • Additional scope for a garage piece was requested mid-project, requiring real-time coordination and compensation documentation

The Artist

Jason Graves

Jason T. Graves is a contemporary muralist, designer, and printmaker with over two decades of experience, known for large-scale public works that blend graphic abstraction with natural and symbolic forms. Based in Boulder, Colorado, he is the owner of Apollo Ink Printing and has produced murals across major cities including Denver, Miami, New Orleans, and beyond. His work is defined by bold composition, layered color systems, and a refined ability to integrate art seamlessly into architectural environments.

The Design

This piece explores rhythm and vertical movement, using layered, abstracted bird forms to create a continuous sense of flow across the building. The composition balances structured geometry with organic motion, allowing the mural to feel both anchored and dynamic. The color palette works in blocks and layers, integrating with the architecture while adding depth and energy. From a distance it reads as a unified form, but up close the transitions and details reveal themselves. At its core, the work is about connection and elevation, guiding the eye upward and activating the space through movement and form.

Constraints

Schedule

Construction delays pushed the install window into peak summer. Once the window opened, the team had to move quickly to complete the mural ahead of the September 2025 leasing launch. The artist's 3-day on-site window was the only available slot.

Weather and Heat

Summer heat in Atlanta was the primary environmental constraint. WXLLSPACE structured the daily working schedule around temperature peaks, with early morning starts and evening work sessions and a midday break during the hottest hours. Rain and wind were also present during the installation period.

Equipment

The originally ordered 120-foot articulating boom lift was determined to be too large upon delivery, based on incorrect measurements provided ahead of the project. WXLLSPACE sourced and coordinated a replacement 80-foot articulating lift through Equipment Share on the same day.

Safety

PPE was required on-site. Strict site rules and working hour restrictions were enforced throughout the installation. The artist was oriented to site protocols by on-site staff on the first day.

Scope Addition

A garage mural element was added mid-project. WXLLSPACE documented the additional scope and confirmed developer compensation before the added work began.

The WXLLSPACE Process

Scope intake and site review

Millcreek Residential's on-site staff provided a thorough scope intake and site walkthrough. The artist was given a full site tour on day one, and on-site staff remained accessible to both the artist and WXLLSPACE's Production Manager throughout the project.

Artist sourcing and rendering

WXLLSPACE presented a shortlist of artists to Millcreek Residential under the Greystar-managed selection process. Paid renderings were commissioned from shortlisted artists, allowing the client to evaluate concepts before committing. Jason T. Graves was selected based on the rendering that most closely matched the Atlanta identity brief.

Concept revision

Two revision rounds were completed before the design was approved for production.

ComplianceThe artist provided a W9, certificate of insurance, and lift certification prior to mobilization. No permits were reported as required for this project.

Production and schedule control

Jason T. Graves worked as the sole artist on-site across 3 days, July 6 through July 9, 2025. Daily working hours ran from 8:00 AM to 5:00 PM, adjusted around peak heat conditions. WXLLSPACE issued daily photo updates to the Millcreek Residential team via a running email chain.

Scope addition

A garage mural element was identified as additional scope during the install. WXLLSPACE coordinated the scope addition, confirmed developer compensation, and the element was completed within the existing production window.
