When Aconcagua Group designated the walkway connecting the garage building entrance at Casa Princeton as a feature opportunity, the space was raw CMU and untreated. There was no art director, no selected artist, and no commissioning process in place. WXLLSPACE engaged the development team, sourced artist Muta Vision, and managed the full project scope from concept through installation closeout.

The result: a 630 SQFT two-wall mural that now activates the primary pedestrian entry point at Casa Princeton, converting a utilitarian corridor into a placemaking landmark for incoming residents. Installation was completed in four days using ladder access and Montant94 spray paint on raw CMU.

The Space

Challenge

Garage walkways and internal entryways are often overlooked as placemaking opportunities in multifamily development. They are functional by design, not experiential. At Casa Princeton, the development team identified this space as a moment worth elevating, but had no internal infrastructure to execute a public art commission.

The project required an artist capable of working on raw CMU at scale, in a tight production window, within an active construction environment, and without a pre-existing approvals process. WXLLSPACE filled that gap.

The Artist

Muta Vision

Muta Vision is a Miami-based Latino-American muralist known for blending organic forms, fluid compositions, and controlled color palettes into large-scale public works. His style sits between abstraction and realism, often using motion, layering, and curvature to create immersive visual experiences rooted in emotion and environment. His murals consistently emphasize vibrancy, movement, and visual narrative, designed to command attention within urban landscapes while maintaining a sense of cohesion and flow.

The Design

This mural will blend abstract shapes inspired by nature, using a soft, warm palette of green tones and outlines to reflect the iconic vibration of meditative practices. Organic forms will evoke elements of mutas, “echoes of movement”. like leaves, flowing water, and tree branches—interwoven with geometric patterns to create a modern, calming composition. The shapes will play with light and movement, creating a visual flow that complements the condominium’s aesthetic, while the green/ nuetral tones offer a warm, inviting feel that ties the art to the local landscape.

Constraints

  • Active construction coordination. A walkthrough with the GC and construction team was required before work could begin, adding a site coordination step to the pre-production sequence.
  • Schedule constraints. Unknown. No TCO date, opening date, or inspection milestone was provided in project inputs.
  • Brand and content approval process. Unknown. No content restriction guidelines or approval hierarchy was documented in project inputs.
  • Budget constraints. Qualitative only. No pricing figures are included in this case study.
  • Weather and environmental factors. Unknown. No site-specific environmental conditions were documented in project inputs.
  • Surface conditions. Both walls presented raw CMU, which requires specific material selection and surface preparation to ensure adhesion and longevity.
  • Access method. The site required ladder access only. No lift equipment was used, which defined the practical ceiling height and production pace per day.

The WXLLSPACE Process

WXLLSPACE managed the full commission as Aconcagua Group's end-to-end partner, from artist sourcing through installation closeout.

Site intake and artist sourcing

Following initial stakeholder alignment with Marcos Cambi and Aconcagua Group's team, WXLLSPACE assessed the wall dimensions, surface conditions, and access constraints to determine scope parameters. Muta Vision was selected from the WXLLSPACE artist network based on project fit and capability to execute on raw CMU at the required scale using ladder access.

Concept development and approvals

Muta Vision developed the initial composition for the two-wall installation. Approval was obtained from the development team before production began.

Compliance and documentation

Compliance requirements specific to Princeton, Florida for this project are Unknown. No DCLA registration or equivalent municipal permit requirement was documented in project inputs. Standard WXLLSPACE documentation, including certificate of insurance and artist agreement, was managed as part of the project scope.

Pre-install coordination

A walkthrough was conducted with the GC and construction team before the install commenced. This step confirmed site access, safety protocol, and production staging ahead of the October 26 start date.

Install Details

Muta Vision served as the sole artist on-site across a four-day install window, October 26 to 30, 2025. Specific daily working hours are Unknown. Work was executed by ladder across two raw CMU walls using Montant94 spray paint as the primary medium.
